Home Renovation
Full Interior Renovation
A complete interior renovation of a mid-terrace property that had been left vacant for several years. The property presented with significant damp penetration, failed plasterwork throughout, damaged flooring and heavily deteriorated decoration. We carried out a full damp proofing programme before replastering all affected walls and ceilings, installing new flooring throughout and completing a full redecoration. A brand new bathroom and kitchen were installed as part of the works, along with a fully automated Lutron whole-house lighting and audio system. The property was handed back to the owner in a fully habitable, modern condition.

Structural Drying
Flood Damage — Structural Drying Programme
A detached property suffered significant water ingress following a burst mains supply pipe beneath the ground floor slab. The water had saturated the concrete slab, the base of all ground floor walls and the underside of the timber ground floor. We carried out a full thermal imaging survey and moisture mapping exercise before deploying Aerial desiccant dehumidifiers, Injectidry infra-red panels and a Drymatic injection drying system to the floor slab. A full written drying log was maintained throughout and a completion report issued for the insurer.

Damp Proofing
Rising Damp Treatment — Victorian Terrace
A Victorian mid-terrace property presented with extensive rising damp to all ground floor walls. The original lime plaster had been replaced at some point with a sand and cement render, which had trapped moisture and accelerated the deterioration of the wall fabric. We hacked off all failed plasterwork, installed a chemical damp proof course in accordance with BS 6576:2005, applied a salt-resistant renovating plaster system and redecorated throughout. A 10-year written guarantee was issued on completion.

Ventilation
Whole-House Ventilation — Condensation & Mould Remediation
A modern detached property was suffering from persistent condensation and black mould growth in the bedroom and bathroom areas despite the owners' best efforts to manage it through heating and opening windows. A full ventilation assessment identified inadequate background ventilation and insufficient extract rates in the wet rooms. We installed a Positive Input Ventilation unit in the loft space and upgraded the bathroom and en-suite extractor fans to humidity-controlled units compliant with Approved Document F. The mould was treated and redecorated on completion.

Home Renovation
Kitchen & Bathroom Renovation
A full kitchen and bathroom renovation to a 1970s detached bungalow. Both rooms had original fittings and presented with water damage, failed tile adhesive and deteriorated plasterwork. We stripped both rooms back to the structural substrate, carried out damp proofing works where required, retiled, fitted new sanitaryware and kitchen units, installed new flooring and completed all associated plumbing and electrical first-fix works. An extension was also completed as part of the project, with all relevant vetted trades assigned to carry out the specialist elements of the work. The project was managed end-to-end by 3T Restoration and its vetted employees.

Damp Proofing
Basement Waterproofing — BS 8102:2022
A semi-detached property with a basement utility room that had suffered from water ingress through the external walls and floor slab for a number of years. The owners wished to convert the basement into a habitable room. We designed and installed a Type C cavity drain membrane system in accordance with BS 8102:2022, incorporating a sump and pump installation with a high-water alarm. The works were specified to achieve Grade 3 habitable use and a 10-year insurance-backed guarantee was provided on completion.
