From the moment we receive instruction to the day we redeliver your contents and hand the property back, every stage of the restoration is managed under a single contract with a single point of accountability. Where specialist trades are required, we use only vetted, approved operatives who work to our standards and under our direct supervision. No gaps in accountability. Initial attendance & emergency make-safe
We attend within 24 hours of instruction — often the same day. On arrival we carry out an immediate risk assessment, isolate any electrical or structural hazards, and take emergency measures to prevent further water ingress or damage. Photographic evidence and a preliminary loss assessment are produced at this stage.
Detailed survey & scope of works
A full moisture survey is carried out using calibrated moisture meters, hygrometers and thermal imaging cameras. We map the extent of water damage across all affected floors, walls and ceilings, identify the water category (clean, grey or black water), and produce a detailed scope of works and drying programme for insurer or loss adjuster approval.
Contents removal, cataloguing & storage
All salvageable contents are carefully removed from the property, catalogued with photographic records, and transported to secure storage. Items requiring specialist cleaning — soft furnishings, clothing, documents, electronics — are identified and processed accordingly. A full contents inventory is provided to the loss adjuster.
Structural strip-out
Flood-damaged materials that cannot be dried in situ — saturated plasterboard, floor coverings, insulation, skirting boards, kitchen and bathroom units — are carefully stripped out and removed from site. Strip-out is carried out methodically to expose the structural substrate and allow drying equipment to work effectively.
Structural drying programme
Industrial drying equipment — refrigerant and desiccant dehumidifiers, high-velocity air movers, injection drying systems and, where required, infrared drying panels — is installed and monitored throughout the drying programme. Daily moisture readings are logged and reported. The programme continues until all structural elements reach target moisture levels in accordance with IICRC S500.
Mould assessment & remediation
Where mould has developed as a secondary consequence of the flood — particularly in properties that were wet for a period before drying works began — our specialist mould remediation team treats all affected surfaces using biocidal products and HEPA vacuuming. Air and surface sampling is carried out where required to confirm clearance before reinstatement begins.
Reinstatement & redecoration
Once the structure is confirmed dry, full reinstatement begins: replastering, floor screeding, installation of new floor coverings, joinery, kitchen and bathroom fitting, tiling, and full redecoration throughout. All reinstatement works are carried out to a finished standard ready for occupation, using materials agreed with the insurer or loss adjuster.
Contents cleaning, restoration & redelivery
Stored contents are cleaned, restored where possible, and redelivered to the property once reinstatement is complete. Items are returned to their original positions where practical. A final contents reconciliation is provided, noting any items that were beyond economic repair and have been recorded for the loss adjuster's settlement.
Final inspection & handover
A formal completion inspection is carried out with the policyholder before handover. We provide a full completion report including final moisture readings, photographic records of all works, copies of all documentation produced throughout the claim, and confirmation that the property has been returned to its pre-loss condition.

Initial Survey & Loss Assessment
Within hours of instruction, one of our qualified surveyors attends the property to carry out a full loss assessment. We document the extent of flood damage using calibrated moisture meters, thermal imaging cameras and photographic evidence. A detailed scope of works is produced and submitted directly to the loss adjuster or insurer in the format they require — covering all affected areas, materials and the drying strategy proposed.

Contents Removal & Secure Storage
Before drying works can begin, the property must be cleared. Our team carefully removes, catalogues and packs all contents — furniture, soft furnishings, personal effects and valuables — and transports them to our secure, climate-controlled storage facility. A full inventory is produced for the insurer. Salvageable items are cleaned and dried where possible; items beyond economic repair are documented for the claim.

Drying System Installation & Monitoring
We design and install a bespoke structural drying programme using refrigerant and desiccant dehumidifiers, high-velocity air movers, injection drying systems and heat drying where required. All equipment is monitored remotely and on-site at regular intervals. Moisture readings are logged throughout the drying period and reported to the insurer or loss adjuster at agreed intervals, providing full transparency and a clear audit trail.

Strip-Out & Remediation
Where flood water has penetrated building materials beyond the point of drying — plasterboard, floor screeds, insulation, skirting boards, kitchen units — we carry out controlled strip-out works to expose the structure and allow thorough drying. All waste is removed and disposed of in accordance with relevant regulations. Where mould has developed as a result of the flood, our specialist mould remediation team treats affected surfaces before reinstatement begins.

Reinstatement & Redecoration
Once the structure is confirmed dry and signed off, our vetted contractors carry out full reinstatement works — plastering, screeding, floor laying, joinery, tiling, kitchen and bathroom fitting, and full redecoration. We manage the entire programme, coordinating trades to minimise the time the property is uninhabitable. All works are carried out to the specification agreed with the insurer and to a standard the policyholder can be proud of.

Contents Return & Handover
On completion of reinstatement, we return the policyholder's contents from storage, place them back in the property and carry out a final walkthrough with the occupant. A completion report is submitted to the insurer confirming all works have been carried out in accordance with the agreed scope. We aim to leave every property in a condition that is indistinguishable from — or better than — its pre-loss state.

Regulations and standards
All flood restoration and insurance reinstatement works carried out by 3T Restoration Ltd comply with the following UK regulations, British Standards and industry codes of practice:
- IICRC S500 Standard and Reference Guide for Professional Water Damage Restoration — the internationally recognised standard governing the assessment, categorisation (Category 1/2/3) and documentation of water damage losses, drying methodology, equipment selection and completion criteria. All our flood restoration programmes are carried out in accordance with S500.
- IICRC S520 Standard for Professional Mould Remediation — governs the assessment, containment, remediation and post-remediation verification of mould resulting from flood and water damage events. Applied where mould is identified as a secondary consequence of flooding.
- Building Regulations Approved Document C — Site preparation and resistance to contaminants and moisture — sets out the requirements for moisture control in floors, walls and roofs. Reinstatement works following flood damage must restore compliance with Approved Document C moisture resistance requirements.
- Building Regulations Approved Document L — Conservation of fuel and power — relevant where flood damage and subsequent strip-out affects the thermal performance of the building fabric. Reinstatement must restore insulation values to at least the pre-loss standard.
- BS 8102:2022 — Code of practice for protection of below ground structures against water from the ground — applicable to the assessment and reinstatement of basements, cellars and below-ground areas following flooding or groundwater ingress.
- COSHH Regulations 2002 — Control of substances hazardous to health — applicable to all Category 3 (black water / sewage) losses and to the use of biocidal products during mould remediation. Our operatives are trained in the safe handling, containment and disposal of contaminated materials.
- Health and Safety at Work Act 1974 and the Management of Health and Safety at Work Regulations 1999 — governing safe working practices on site, including risk assessment, method statements, PPE requirements and the management of hazards associated with flood-damaged structures.
- The Environmental Protection Act 1990 and the Hazardous Waste Regulations 2005 — governing the classification, handling, transportation and disposal of waste arising from flood restoration works, including contaminated materials, Category 3 waste and hazardous substances.
- FCA Conduct of Business rules and the ABI Code of Practice for Claims Handling — where we work directly with insurers and loss adjusters, our documentation, reporting and conduct align with the standards required under the Financial Conduct Authority's rules and the Association of British Insurers' claims handling code.
